REPORTS TO

General Manager of KCN Enterprises

GENERAL DUTIES

Responsible for the daily planning, management, and leadership role on the campground, to include registration, retail, other income items, all other outlets centers, physical grounds and related financial reporting and other various duties assigned by the owner(s).

SPECIFIC DUTIES

Manage and maintain a qualified, friendly, and professional staff using proper personnel procedures for hiring, training, scheduling, and management of all employees to comply with the payroll budget and business needs.
Oversee the delivery of Making It Great guest service, by engaging and demonstrating a positive and friendly interaction with guests and team members throughout all areas of the campground.  Thank your staff, guests and have fun with what you do!
Promote the KOA system by referring your guests to other KOA’s along their journey, selling the Value Kard Rewards card and keeping staff informed of all KOA programs.
Manage and maintain the standards and cleanliness of the campground’s physical grounds to meet the needs of the guest and comply with the annual Quality Review process.
Oversee general maintenance of the physical grounds and infrastructure.  This will involve working with contractors on a project by project basis for repairs and maintenance that cannot be performed by staff.
Work with owners and give input of ways to make customer experience better and increase existing or generate new revenue streams.
Ensure the integrity of the operation by maintaining tight control of cash generated by the campground, including audits of all cash sources, cash deposits and account reconciliations on a regular basis.
Monitor the compliance to all campground policies, programs, and procedures, including safety requirements.
Enforce all rules and regulations established for the campground, including providing notice for violations, and assist in the eviction process (as needed)

PHYSICAL REQUIREMENTS

Must be able to lift up to 50 pounds, lift and carry 25 pounds occasionally and 10 pounds regularly
Move, lift, carry, push, pull, and place objects weighing less than or equal to 10 pounds without assistance
Long periods of standing (75%), or sitting
Ability to bend, stoop, kneel, crouch, and climb
Requires the use of hands/fingers to handle or feel
Able to travel by air and auto
Able to work inside and outdoors frequently and in various climates
Capable of moving safely over uneven terrain

JOB QUALIFICATIONS

High School Diploma or equivalent
Hear, speak, and write the English language fluently
Excellent employee & customer relations skills & ability to manage confrontation
Able to lead and serve as a role model
Ability to work in a fast-paced work environment
Strong decision-making ability
Excellent problem solving abilities
Ability to read and maintain a budget
Motivated, goal oriented and results driven
Basic facilities management abilities including safety issues, i.e. propane and gasoline dispensing requirements and safe handling of hazardous materials
Firm understanding and working knowledge of KampSight (training will be provided)
General knowledge of computers and connectivity
Ability to maintain confidentiality
Able to work nights, weekends, holidays, and be on-call throughout the day & night
Valid driver’s license

Compensation

Salary: Subject to experience and qualifications.   Starting pay for a campground manager is $25,000 per year for each manager ($50,000 total if a couple and both are working as Managers), paid bi-weekly.  ***This salary is assuming year-round employment.  If the campground is seasonal and the Manager is not on-site and working through the off-season, payroll will be suspended until the Manager returns and begins work again at the end of the off-season.
Housing is provided at no cost to you, either via a free RV site & utilities, or on-site housing.  Value of housing is estimated at approximately $800/month (utilities included).  If employment ends for any reason, you will be responsible for payment of rent.
Job requires that you live onsite due to the nature of the business and on call requirements
Cell phone: A cell phone will be provided for each Manager at no cost to you (valued at $200/month)
Discretionary Bonus: You are eligible for Company paid bonuses.  Bonuses are not guaranteed and are solely discretionary and dependent upon both Company financial performance and employee’s performance.

While managing the property you will agree to obey all state and federal laws and abide by the Company policies.
Employment is “at will” meaning either the employee or the Company can end that relationship, at any time, with or without prior notice or cause.  If your employment is terminated, you will promptly return all petty cash, credit cards, records, equipment, documents, etc. involved in running the property.
