Job Summary

A camp worker in a combined mobile home park and RV park plays a crucial role in providing excellent customer service, ensuring the safety and comfort of residents and guests, and maintaining the overall operations of the park. They handle a variety of tasks related to park maintenance, customer assistance, and administrative duties.

 

Essential Job Duties

Guest Services, Reservations, Sales & Occupancy:
Greet and assist residents and guests, providing exceptional customer service.
Handle inquiries, reservations, and check-ins for mobile home and RV park spaces; ensuring all guest documents are executed timely and accurately for rentals and/or leases and for community rules.
Provide information about park amenities, local attractions, and services available in the surrounding area.
Represent the company in a positive manner to clients, residents, partners, and employees as a critical ambassador of the company.
Committed to high guest satisfaction and resolve guest concerns in a professional manager and escalate to district manager or regional manager when needed.
Goal is a minimum 95% occupancy.
Ensure delinquencies are managed to a goal of 10%, with an ultimate goal of being under 5%.
Manage community store sales if applicable; procuring products, maintaining inventory, tracking sales and taxes.
Create and share monthly community calendars with guests and online.
Rules and Regulations Enforcement:
Enforce park rules and regulations to maintain a safe and peaceful environment for all residents and guests.
Address and resolve conflicts or complaints between park residents or guests.
Ensure adherence to park policies regarding noise levels, speed limits, waste disposal, and pet regulations.
Administrative Tasks:
Assist with administrative duties, such as managing park records, collecting rent payments, and maintaining occupancy records.
Prepare and distribute park communication materials, including newsletters and announcements.
Maintain accurate records of maintenance requests, work orders, and resident/guest interactions.
Manage and train all community employees.
Emergency Response:
Follow established emergency protocols and assist in emergency situations, such as severe weather events or medical emergencies, by notifying appropriate authorities and providing support to residents and guests as needed.
Communication and Collaboration:
Maintain effective communication with park management, fellow staff members, and residents to address inquiries, concerns, and requests promptly.
Collaborate with other team members to ensure the smooth operation of the park and a positive experience for residents and guests.
Regular reporting to the District and/or Regional manager.
Reporting as requested through Saratoga Group software platforms to include, but not limited to  a) Google Apps b) Asana c) Rent Manager and Campspot
Effectively communicate with everyone in the organization and with external partners, both verbally and in writing.
Miscellaneous
Employee shall devote all of his/her working time, attention, knowledge, and skills to Employer’s business interests and shall do so in good faith, with best efforts, and to the reasonable satisfaction of the Employer
Maintains regular and predictable attendance.
Employee shall also perform such other duties as are customarily performed by other persons in similar positions, as well as such other duties as may be assigned from time to time by the Employer.

Physical Demands and Working Conditions/Environment

Must be able to work 5 days and ensure coverage for other 2 days and work a minimum of 40 hours per week if full-time, if part-time work approximately 20 hours per week.
Capable of working up to 8+ hours a day, with occasional longer days if needing to meet a potential resident after scheduled hours.
Capable of pushing, pulling or lifting up to 25+ lbs.
Occasionally required to climb, kneel, crouch, bend or crawl.
Additional physical demands include: being outside/walking across communities in various weather conditions, on foot for an extended period of time, walking up and down stairs, climbing ladder.

An hourly employee will need to take any unpaid meal breaks or paid breaks per applicable laws.

Qualifications

High School diploma or equivalent
3-5 Years of progressive RV and/or MHP Experience
Ability to use technology and software; Rent Manager and CampSpot knowledge a plus
Basic knowledge of maintenance and repair tasks
Must have a task-oriented mind-set, self-starter, and positive attitude.
Demonstrated organizational and time management skills; ability to prioritize tasks and multi-task.
Excellent written and oral communication skills.
Ability to achieve results under pressure and meet deadlines.
Ability to work efficiently in a collaborative setting.
Ability to perform all other duties as assigned.

Preferred Skills

Park Maintenance:

Perform routine maintenance tasks, including landscaping, groundskeeping, and general upkeep of the park’s common areas.
Conduct regular inspections of the park facilities, including roads, utilities, playgrounds, and recreational areas, and promptly report any maintenance or safety issues.
Coordinate with maintenance personnel or contractors to address repairs or maintenance needs in a timely manner.
Inspect vacant lots, homes, or RVs regularly.
