Rare Earth Development and Investments is offering a manager’s position for our RV community. We have an opportunity in the Cotopaxi/Texas Creek, CO area, which is located between Salida and Canon City, Colorado. The campground currently operates on a seasonal basis April through November. Pay will commensurate with the dates we are open. The campground operates from a cloud-based reservation system.
The management position is considered contract pay and in addition to receiving monthly pay, they will receive a free RV site, electricity, water, sewer, internet, and a discount on propane.
Duties
The campground manager oversees all campground operations:
- Hiring, coordinating, and scheduling a staff of work campers for the office/store and maintenance of the outside grounds
- Dealing with personnel matters regarding work campers following appropriate policies and operational procedures
- Managing and programming the computer, cloud-based reservation system
- Managing compliance, reporting and maintaining the gasoline fuel system, propane dispensing system, potable water system
- Coordinating training work campers for the front office, reservation system, fuel dispensing systems and outside grounds maintenance
- Managing store inventory, fuel inventory, cleaning supplies, grounds maintenance supplies
- Overseeing and maintaining power equipment and basic campground repairs
- Managing cash flow and deposits from revenue.
- Handles and resolves guest and resident complaints.
- Enforces park rules and standards
- Responds to guest and resident inquiries
- Works with Rare Earth Development and Investments (REDI) corporate team to market and increase reservations and occupancy and further promote the REDI brand
- Ensures customers/residents receive a high level of customer service
- Works with Chief Operating Officer (COO) to quickly and effectively address issues which would adversely affect the operation of the park or guest satisfaction
- Monitors monthly operating budgets and preparing monthly explanation of P&L variances
- Ensures compliance with federal state and local agencies that regulate fair housing laws and park operations
- Markets park models and other park owned homes for sale in the park as well as prepares documents to list and sell homes
- Oversees capital expenditure improvements
- Deal with any other tasks as requested by the COO.
Minimum qualification and requirements:
High School Diploma or GED.
Minimum of 2 years property management/resort experience, including 2 years of supervisory experience.
Previous sales and leasing experience, preferred.
General knowledge of property maintenance.
Solid negotiation skills.
Ability to thrive in a fast-paced environment.
Working knowledge of basic accounting principles.
Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law.
Basic computer proficiency, including email, the internet and Microsoft Office Suite; experience using RMS or other campground software.
Flexibility to respond to resort needs during non-business hours.
Ability to live on-site within the park.
Preferably have a basic working knowledge of all equipment, utilities and infrastructure of the campground to diagnose repairs needed
