FHU included + $500 monthly, Part time 15 hours per week averaged year round

We’re a 45 space RV park in the southwestern corner of Washington state, at the mouth of the mighty Columbia River, near the entrance to Cape Disappointment State Park. Like many RV parks in the area, we’re mostly full during the peak summer months, then taper off during the shoulder season. About a quarter of the park is occupied long term by hard working locals who work in hospitality, maritime, commercial fishing, government, retail and other local industries. During the summer, the park teems with seasonal tourists enjoying the mild coastal weather.
We’re in downtown Ilwaco, which has a neighborhood market and a few restaurants but 10 minutes away in Long Beach has more grocery options, restaurants, and other amenities including an Ace Hardware and even a McDonald’s. About 30 minutes south and across the Astoria-Megler bridge spanning the Columbia River into Oregon, you find big box stores like Costco, Walmart, Home Depot, and Harbor Freight Tools in Warrenton and numerous restaurants in Astoria.
· Full hookups included (with WiFi) + $500 monthly, Part time, 15 hours per week, averaged year round, which correspond to ~3 hours per week during winter/rainy months (typically November to April) and ~27 hours per week during spring/summer/early fall (typically May to October).
· Greet and show park amenities to each newly arriving guest; direct to their reserved RV spaces.
· Respond to guest requests for maintenance and repair in timely and professional manner. Typical issues usually involve diagnosis/repair of individual RV space utilities.
· Test/check all individual RV space utilities and clean RV spaces after guest departure and prior to new guest arrival.
· Ensure park facilities are clean and well-maintained, including restrooms, showers, laundry room and common areas.
· Conduct regular inspections of park facilities, equipment, and grounds to identify areas in need of maintenance or repair.
· Perform routine maintenance and light repairs, including painting, plumbing, electrical, carpentry, repair and adjustment of lawn and grounds equipment.
· Maintain the grounds, including mowing, trimming hedges, line trimming, fertilizing, disposing debris, spraying herbicides, torching weeds and manually weeding especially tough areas.
· Operate lawn and grounds equipment, including power mowers, leaf blower, line trimmer, and mini excavator.
· Pick up, empty and remove trash and refuse. Call local sanitation company for pick up when park dumpster is full.
· Drive park maintenance truck to post office daily on weekdays to pick up mail. Park is on rural route so there is no carrier mail delivery.
· Drive park maintenance truck to hardware and supply stores as needed.
· Assist in notifying tenants of park rule violations as needed.
· Follow checklists and maintain accurate records of all maintenance and repair work completed.
· Be diligent about safety and park operations.
