Position Description: RV Park Community Manager
At WGP Property Management, a Three Pillar Company, we’re a professional property management organization specializing in operating great manufactured housing communities, RV parks, and apartment complexes across 14 states. With over 80 communities and 7,400+ units under management, we create safe, reliable, and attractive communities that our residents are proud to call home.
We’re seeking a dedicated RV Park Community Manager to oversee operations at one of our growing RV properties. This person will be the primary on-site leader responsible for all aspects of day-to-day operations, financial performance, guest experience, and community upkeep.
Core Responsibilities:
1. Ensure Safety & Compliance
Ensure a clean, safe, and compliant environment for guests and staff.
Maintain working knowledge of and adherence to:
Federal Fair Housing laws
OSHA standards for property and staff safety
Respond promptly to emergencies and enforce park rules fairly and consistently.
Accurately track and report working hours, incidents, and compliance tasks.
2. Maximize Revenue & Occupancy
Oversee all revenue sources, including:
Nightly, weekly, and monthly site rentals if applicable
RV site upgrades, add-on services (e.g., propane sales, Wi-Fi, RV storage, laundry)
Advertise vacancies across platforms (RV park directories, OTA channels, social media, etc.)
Process guest applications and reservations in alignment with Fair Housing guidelines
Collect and deposit rents and fees
Follow up on late payments: Send notices, make calls, update records in Rent Manager
Read utility meters (monthly or as required) and manage billing
Track park expenses and follow cost-saving procedures (get bids, compare pricing, reduce waste)
Think like an owner: scrutinize all spending, and maximize “extra revenue” streams (storage, parking, amenities)
3. Manage Resident & Guest Relations
Manage community programs and events (creative opportunity) – including resident BBQs, paint programs, and spring clean-up days
Write community newsletter
Enforce community rules and regulations (through in-person discussions, formal notices, and legal action when required)
Enforce community parking rules
4. Optimize physical assets
Serve as the single person responsible for the appearance, attractiveness, and reputation of our community
Our appearance is our reputation. Show pride through appearance: If it’s dirty, clean it; if it’s crooked, straighten it; if it’s trash, throw it away
Supervise others:
Accurately clock in and clock out; report all hours worked
Oversee landscaping helper (supervise mowing, weed eating, hand weeding, leaf blowing, tree and hedge trimming)
Oversee maintenance helper (supervise painting, striping, cleaning, repairs)
Oversee contractors for projects (supervise plumbers, electricians, builders)
Ensure safe performance of all work, including use of proper PPE (Personal Protective Equipment)

Requirements:
Must live on-site
Experience in RV park, campground, or hospitality property management (preferred)
Knowledge of property management software (Rent Manager or equivalent)
Excellent communication, organizational, and leadership skills
Ability to work flexible hours, including weekends and holidays as needed
Valid driver’s license and clean driving record
Ability to travel quickly to the site for emergencies
Physically able to walk the park daily, perform light maintenance, read meters, and work outdoors in various conditions
Willingness to undergo a background check and random drug testing
