Job Description

Looking for a part time / full time operator to maintain office to include accounts receivables and violations.

Scope

To be responsible for the operations, of a specific location(s), within a portfolio of communities, including, but not limited to, driving sales goals, ensuring asset quality, meeting financial objectives, overseeing all personnel, and ensuring resident satisfaction/retention and adhering to all applicable Fair Housing Laws governing real estate sales, leasing/management/maintenance services.

The following is a list of responsibilities, including but not limited to the performance of the Community Manager as determined by Parakeet Communities, LLC:

Responsibilities/Skills:

  1. Accountability for all day-to-day operations of Manufactured Housing Community(s).
  2. Communicate company goals to employees and execute company policies and procedures.
  3. Manage and ensure that all financial objectives (controllable expenses, occupancy, collections) are met.
  4. Ensure budgeted goals are met each month/quarter.
  5. Work with staff on customer service and retention of residents.
  6. Ensure occupancy goals are met and work with your RM to create marketing initiatives to drive the top line.
  7. Walk your community daily/weekly and inspect for safety issues, homesite violations, etc. Ensure work orders are being utilized to handle safety/maintenance issues. Follow up-to issues within 48 hrs. Make sure pics are taken of all major violations that require extensive clean-up.
  8. Hire, train, and motivate community staffing.
  9. Walk inventory homes daily/weekly to ensure quality work. Sign off on invoice ensuring work 100% complete with invoicing.
  10. Ensure collection procedures are being the followed-co goal of 2% or less met. Collection notices are sent timely.

Requirements

  • Proficient in computer skills and software
  • 3-5 years experience in retail, hospitality, and/or property management
  • Results driven and positive with an eye for detail
  • Must have the flexibility to work weekends when required
  • Must have good written and verbal communication skills
  • Must have excellent organizational and tasking skills
